Melrose Court is a beautiful, safe and secure Extracare facility located in the heart of Poundbury.

Unlike residential care, you will retain complete control over every aspect of your life, in your own home, with your own front door.

It is a brand new development that consists of 63, 1 and 2 bedroom apartments for rental and shared ownership.

Melrose Court is designed for those who have a local connection to West Dorset, are likely to be aged 55+ and have some level of care or support need.

Not only does every apartment come equipped with a personal alarm, but for complete peace of mind, a member of staff will be on site 24/7, 365 days of the year.

Who is eligible?  

- Those who have a local connection to West Dorset (either you or immediate family members currently live in West Dorset)
- Those aged 55+
- Those who have some level of care or support need


What is a care or support need?  

Care and support needs are varied and can mean different things to different people.
For example, you may:
- Struggle to get around your current home due to the stairs or the access
- Struggle to look after your current home or garden
- Feel isolated in your current home and would benefit from living in a social environment
- Already receive care
- Have a permanent disability
- Benefit from living in a supportive environment
- Suffer with short term memory loss
- Experience depression


Living at Melrose Court   

Melrose Court allows residents to lead an independent lifestyle with the reassurance of living in a secure environment, with 24/7 staff presence and a personal alarm system. Melrose Court provides a perfect balance of social interaction and privacy - there are plenty of communal areas to choose from and you still have the enjoyment of having your own private apartment.
All residents at Melrose Court will receive 1-2-1 support from staff which is tailored to your needs. Regular activities will be held at Melrose Court for all the residents to enjoy. As an example, across our other Extra care facility we provide events such as health and welling activities, bingo, quiz nights, card games and arrange trips out. n


When will the properties be ready?   

The properties are due to be completed at the end of the year and we anticipate the first residents moving in January 2018.


What are the weekly costs of living at Melrose Court?   

The final costs are to be confirmed but are predicted to be in the region of: £199.57 for a 1 bedroom apartment (per week) £234.35 for a 2 bedroom apartment (per week)
All of our charges are made on a 48 week basis. There are 4 weeks in the year when no charges are made. These weeks are called rent free weeks and fall on the last week of every quarter - March, June, September, December.
The costs outlined above include your rent, service charge, support charge and alarm charge. You will need to pay separately for things such as utilities and cable TV that you use in your own home. All of the apartments are Wi-Fi enabled allowing you to use the internet if you wish.
If you’re on a low income, you may be eligible for housing benefit to pay towards or cover the cost of all of your rent and service charge. We will carry out an income and expenditure exercise to see if you would be eligible for this benefit. Housing benefit will not cover your support or alarm charge.
If you are in receipt of a care package, you may have to pay for that via the Local Authority.

What type of tenancy will I be offered?   

It will depend on your current circumstances. We offer fixed term and assured tenancies and will advise you in advance what type of tenancy you will be offered.


What are the properties like?  

All properties come with:
• Open plan kitchen living room
• Shower room with level access shower
• One double bedroom (+ a single bedroom if you rent a 2 bedroom property)
• A storage cupboard
• Carpets throughout
• Underfloor heating
• Blinds on all windows
• Tunstall alarm system allowing residents to contact a staff member


Can I bring a pet?   

As the building is accessed through communal doorways, pets are not permitted.


Are there any facilities on scheme?   

Yes! You will find:

• Assisted spa bathroom
• Guest bedroom
• Communal gardens


Can I choose which apartment I am allocated?   

Whilst we would like to know your preference and we will do our best to accommodate you, we cannot guarantee you will be allocated a particular floor level or apartment. The building has been built to include wide hallways and every floor is accessible via lift.


How do I know the building is safe and secure?  

Melrose Court is accessed by key fobs therefore only those with a fob can gain entry. With a member of staff on site all hours of everyday, you can be reassured the building is safe and secure.


When will staff be present at Melrose Court?   

• A member of the staff will be on site 24 hours a day.


Is there parking?   

Parking will be available for residents and it is on a first come first served basis within the confines of the building.


Are meals available?   

A 2 course midday meal will be available weekdays to purchase. Residents will need to pay via direct debit for this service.


WiFi   

The Tunstall alarm system requires a broadband connection so the use of internet will available for residents to use as the alarm system works as a Wi-Fi hotspot in each of the apartments.
The internet access provided is sufficient for everyday internet usage and the use of assistive technology applications to help with care and support needs.
All residents are welcome to purchase their own private internet packages with suppliers if they anticipate high internet usage such as streaming films and music.


How do I apply?   

1) Registering your interest:
Please call 01935 404043 or email Lettings@yhg.co.uk to register your interest. We will check you meet the basic eligibility criteria. If you meet the criteria, we will arrange a time and date for you to view our show apartment.
2) Verification from Yarlington:
If you wish to take your application further after viewing the apartment, we will need to carry out our own verification. We can do this on the day of your viewing or at a later stage if you would like time to think about it. Having a verification does not commit you to anything. The verification includes an income and expenditure exercise to determine whether the accommodation will be affordable for you so you will need to bring proof of your income with you.
3) Assessment from Adult Social Care:
If you haven’t already had an assessment from Adult Social Care, you will need to call 01305 221016 and arrange social services to visit you so they can assess your needs and suitability for the scheme. There may be a waiting list for this process so we’d recommend calling them as soon as you can.
4) Lettings Panel:
Once both the assessment and verification have been completed, a lettings panel will make a decision based on your care and support needs and your suitability for the scheme. We will confirm the outcome in writing.
5) If we can offer you a property:
You will now be allocated an apartment based upon your preference and the availability. We will arrange a viewing of your confirmed apartment and subject to your acceptance; we will book a time and date for your sign up appointment.


Do I need to pay a deposit or letting fees?   

We do not charge any fees for moving and you will not need to pay a deposit.
The only money you will be expected to pay is ‘rent in advance’ and this will be on the day you collect your keys.
The figure will be confirmed during verification but it is usually a total of 4 weeks rent.
